Moving home.
I’m moving home and buying a new property with an automatic garage door, and automated gates. We have now exchanged contracts 2024 and were given no records or information about the garage door or the electric gate, but it is pretty clear now that the servicing was nonexistent, and somewhat lacking. I contacted the electric gate company, with a number I had been given in an emergence for the installed the electric gates, but they said “that they had given the previous owners a cost for repair of the gates which were working at the time of the purchase, and a service for the garage door?. But the owners said they would leave it up to the new occupiers to sort out, but would pass the company details on”
The cost for repair for replacing the motors and making the automatic gate safe was £3500.00 plus Vat, and this was our lowest quotation, and the garage door quote was £500.00, because we needed safety beam across the door way for the protection of our small children has we can exit through the garage from the house.
It was a shock on top of the cost of the move. £4000.00 plus VAT I came across your AESIF website and was surprised to read that this could have been avoided at the point of purchase, by insisting on the issuing of a maintenance certificate for both gate and garage doors for £12.00 each plus VAT
The search on the property should have flagged this problem up but a certificate was not asked for, I wonder how many more homeowners have been left in a similar situation.
I would recommend to people looking at moving into a new property to insist on a AESIF certificate, if only for peace of mind.

WE agree with Carol she as paid for a search on the property, by a professional, usually the solicitor and this should have included the certificates for the automatic garage door and automated gates. AESIF

1. When a customer scans the weather proof QR code, located on the
control panel of the automated gate or door,” If attached” it takes owner to
the (GSC) Pendigo App database website, and to a listing which gives information on the make
of the automation installed at the site/property, date fitted and serial
number, for related Tec help, in the event of a fault condition. No personal
owner/ property address details are retained/recorded on the database list for the location.
2. Likewise for the manufacturer, if the customer/installer shared the
QR code with the manufacturer/ distributor Tec help guys? it benefits both, and
importantly that a technical help line
knows what product they are talking about, “at a future event possibly” for
technical help in service history, installation history, warranty. Including;
extended warranty, given on products that are dependent upon regular service
schedules after 12 months?
3. The benefits to a customer in moving house, and the passing on of
existing warranties, extended warranty on manufacture related service, and the
proof of maintenance and certification, also remember the benefit in kind to
the point of contact for the installer, and continued service contracts.
4. Installers using the QR
CODE for use in conjunction with the (GSC) Pendigo App certification will allow
them to pre-populate the certificate on the (GSC) Pendigo App for servicing and schedule maintenance
going forward.
